Professional pool leak detection and repair in Cape Coral

Cape Coral is home base for Pro Pool Team, so most of our leak detections happen within a short drive of the shop. Cape Coral has a huge number of backyard pools, and many of them sit on canal lots.

Canal-front lots, sandy fill soil and decades of settling are a common recipe for underground plumbing breaks and cracks in older pool shells. Many Cape Coral pools were built in the 1970s through 2000s, so skimmer throats, light niches and return fittings are often at the age where seals start to fail.

Why pools leak in Cape Coral

Most of Cape Coral was built on dredged canal fill, and that sandy fill keeps settling for decades. As it settles, the PVC lines between the pool and the equipment pad can pull apart at the fittings or crack under the deck. Construction next door can also shake things loose. Add hot summers, heavy rainy-season downpours and the occasional hurricane, and underground plumbing leaks are one of the most common problems we find in Cape Coral.

How we find leaks on Cape Coral pools

On a typical Cape Coral leak detection we plumbing test the skimmer line, the main drain line and every return line separately, then dive the pool to dye test the light niche, skimmer throat, returns and any cracks. Many Cape pools also have a spa or a waterfall, so we isolate those lines too. If the water loss stops when the pump is off, that points us to the pressure side of the plumbing; if it continues, we focus on the shell and fittings.

Buying a home with a pool in Cape Coral?

Cape Coral has a busy resale market, and many homes change hands with pools that are 20 to 40 years old. A pre-sale pool inspection tells you whether the pool is losing water, how old the equipment is, and what repairs will cost before you close. About pre-sale pool inspections

Recent job: a light niche patched one too many times

This Cape Coral pool was losing water. Both sides of the plumbing passed the plumbing test, so our leak tech moved on to the shell and fittings. The dye test found water leaking at the pool light niche, which had been patched with epoxy several times before.

Niches like this often crack where the conduit enters, and another patch won't hold, so the real fix is replacing the niche. The tech also flagged older patches on a return fitting and the spillover, sealant over the skimmer throat, and a missing drain cover that needed to be secured.

Recent job: rebuilding a leaking skimmer throat

On another Cape Coral pool, the leak was in the skimmer throat, where the skimmer meets the pool wall. Our repair crew only had to lower the water about 1,000 gallons to get below the skimmer.

They cut out the old throat, sealed and rebuilt it with hydraulic cement, and finished it with new plaster to match the pool. The pool was ready to refill the next day.

Recent job: no leak, but a few problems to fix

Not every leak detection finds a leak. This Cape Coral pool and spa passed the plumbing test and the dye test, so the owners knew for sure the pool wasn't leaking. We still found problems worth fixing before they turn into leaks.

There was epoxy inside the skimmer body, which usually covers a crack, so we recommended a new skimmer. The spa spillover was loose and not attached, one spa jet fitting was cracked, and the waterfall overflow fitting was missing.

Recent job: finding every leak on a Cape Coral pool

A Cape Coral homeowner called us because their pool was losing water. Our leak tech plumbing tested the suction and return lines, and both passed. Then we checked the equipment, the skimmer and the fittings, and found three places the water was getting out.

At the equipment pad, a valve leaked every time the pump came on. A dye test inside the skimmer showed dye being pulled into the back port hole of the skimmer body. And there was a slight leak around a return fitting. That skimmer port fed an unused line, so we sealed it with two-part epoxy and a threaded plug, and we put a temporary epoxy patch around the return fitting. We recommended replumbing the equipment pad and proper repairs for the patched spots, since epoxy there will not last.

One leak is often not the whole story. That is why we test the plumbing, the shell, the fittings and the equipment on every leak detection.

Recent job: a new skimmer and suction manifold on a golf course lot

On another Cape Coral pool, the skimmer was leaking and had to be replaced. Our repair crew neutralized the chlorine and drained about 750 gallons to the side yard, away from the golf course, which brought the water a few inches below the skimmer throat.

They cut out the old skimmer, set the new one level, plumbed it into the suction and overflow lines and bonded it to the back of the pool shell. At the equipment pad, every valve on the suction side was brittle and broken, so the crew replaced the whole suction manifold while they were there.

Cape Coral pool leak questions

Do you do pool inspections in Cape Coral?

Yes. We are based in Cape Coral and inspect pools for home buyers here and across Lee, Collier and Charlotte counties. Each inspection includes a swim-through, a full plumbing test, a dye test, an equipment and safety check, and a repair quote you can use before closing. Inspections start at $395.

Do canal-front pools in Cape Coral leak more?

Canal lots often have sandy fill soil that settles over time, which can stress underground pool plumbing and the pool shell. A plumbing test of each line and a dye test of the shell will show whether the water is leaving through the plumbing or the structure.

Why do so many Cape Coral pools leak at the skimmer?

Many Cape Coral pools are 20 to 50 years old, and the skimmer throat, where the skimmer meets the pool wall, moves as the deck and ground settle. That joint cracks and starts leaking. We dye test the skimmer on every leak detection, and our repair crew can rebuild the throat or replace the skimmer.

Can you find a leak in my pool light?

Yes. Light niches leak around the conduit and where old patches have failed. We dye test the niche and the conduit on every leak detection. Our repair crew can replace the niche or reseal the conduit.

Do you repair the leaks you find in Cape Coral?

Yes. Our own repair crew fixes what our leak techs find. Repairs are flat rate, and your quote lists each repair and its price before any work starts. If we do the repair, we take 5% off the repair quote, up to the cost of your leak detection.

Do you cover all of Cape Coral?

Yes. Cape Coral is our home base, and we work in every part of the city, from Southwest and Southeast Cape to Northwest Cape, Cape Harbour, the Yacht Club area and Pelican.

How much does pool leak detection cost?

Pro Pool Team leak detection starts at $295. Price depends on pool size, features such as spas and water features, and how complex the plumbing is. Larger or more complex pools can cost more. You get a written report, and if we do the repair, we take 5% off the repair quote, up to the cost of your leak detection.

How much water loss is normal for a pool in Florida?

Evaporation in Southwest Florida usually runs about 1/8 to 1/4 inch per day, depending on sun, wind and heat. If your pool drops more than that, or your service tech keeps adding salt and stabilizer, you likely have a leak.

Does a pool leak detection company need a Florida license?

Yes. In Florida, removing main drain covers and pool lights for testing requires a state pool contractor license, and the license number starts with CPC. A complete leak detection checks the drains and lights. Pro Pool Team holds license CPC1460553. You can verify any contractor on the Florida DBPR license lookup.
