Pre-sale pool inspection in Cape Coral

This Cape Coral pool was inspected before a home sale. The good news: it is not leaking. Our tech still found a few things a buyer should know about.

No leak found

Our tech dye tested the whole pool and found no leaks. Both the suction side and the return side passed their plumbing tests.

At the equipment

The high temp union on the suction side of the pump is cracked and needs repair. The pump motor has been replaced before and is making noise, so we recommend replacing the pump. The heater was working normally, and the pump and heater were both bonded.

In the pool

We found old epoxy in the skimmer throat, which tells us it leaked at some point. There is heavy wear around the main drain, but it is not leaking. The surface has some staining and a few spots starting to delaminate, and the pool light was not working.

That is what a pre-sale inspection is for: knowing what you are buying before closing. See our pre-sale pool inspections.
